booking Conditions:
1: A booking will be effected only when the owners have received a completed booking form together with a booking deposit in cleared funds and have accepted the booking in writing.
2: The booking deposit will be 25% of the total hire charge. If the booking is subsequently cancelled this will not be refunded.
3: The balance of the hire charge together with the damage deposit of £150 is payable 28 days before the start date.
4: If the booking is subsequently cancelled the balance of the hire charge will become immediately due and payable or, if already paid, will not be refundable unless the owners are able to re-let the property for the whole of the period booked. If the owners are able to re-let for the whole of the period booked then they will refund the balance of the hire charge. On cancellation the damage deposit will be refunded.

5: Lettings will commence at 4.00pm on the start date and will end at 10.00am on the finish date.
6: The client agrees to take reasonable care of the property, furnishings, utensils and equipment and to leave them in a clean and tidy condition and to pay for all breakages, losses and damage.
7: Client’s baggage, possessions, vehicles and their contents are at the client’s risk at all times and the owners do not accept liability for any accident and injury, loss or damage incurred during the client’s occupation of the property.
8: The owners reserve the right to refuse acceptance of a booking, refuse admission or terminate the visit of any person whose conduct, in the opinion of the owners, is or might be detrimental to the safety of the property or the comfort of the neighbours or is otherwise a nuisance.
9: Not more than six persons may occupy the property. No children may occupy the property save with prior agreement of the owners. No animals may be brought onto the property.
10: A confirmed booking will constitute a contract for the hire of the property for a holiday and not for any other purpose.
11: The owners will not accept responsibility if for reasons outside their control the property ceases to be available or suitable for occupation.
